Dear Sommerset Citihomes Residents,
Your Board of Directors has heard your complaints regarding Patrol Masters, and has decided to terminate their services effective immediately.
A new patrol company, Patrol One has been hired effective May 1, 2019. However enforcement of the parking rules will start on May 8th. Permits for Reserved Parking will renew in July 2019, so Patrol One will honor those permits already issued.
Safe-listing by address as of 5/8/19 for common area parking (open stalls) would need to be done through Patrol One at the number provided below. Please be reminded that safe-listing is required while parking in the common area (open stalls) between the hours of 10pm and 6am.
Please note that once your safe-listing profile is created, you may obtain a safe-list confirmation number for your records. Your license plate will act as your permit to park in common area.
Management has been working with Patrol One and an informational packet containing an activation code for each individual owner will be mailed before the end of this week. If you do not receive the packet in the mail, please contact us.

Any additional safe-lists must be approved by written request to Management at least 48 working hours prior to the desired date/time.

Sommerset Citihomes - Reserved Parking Permit / Renewal Notice & Application
Dear Sommerset Citihomes Owners,
The 2019 Renewal Notice & Application for Reserved Parking Permits for the Sommerset Citihomes residents have been emailed and mailed. A complete copy of the notice and application can also be found here on the website, under NOTICES.
Please note that, Patrol One will be the one processing these applications, as this service is included within their monthly contract with the Association. Therefore, please be sure to contact Patrol One directly should you have any questions and/or concerns either regarding a permit renewal or the submittal of a new permit application.
If your unit is tenant-occupied, please be sure to provide your tenant(s) with this information.

Trash Containers in Common Areas
Dear Residents,
We continue to receive complaints about trash containers being stored in common areas. The situation has worsen within the past year or so. As a result, non-compliance letters are being issued and Hearings are being scheduled for owners to appear before the Board of Directors. Fines do apply, as well as a suspension of rights to the community pools for 30 days.
So the Board would like to remind everyone that trash containers are NOT to be stored in the common areas such as streets, behind bushes, etc. They are also NOT to be placed behind gates in patio areas. They ARE to be placed in each resident's property, off common area view, no later than the same day as pick up (which is on Fridays).

Dogs at Large in Common Areas
Please be reminded that dogs are to be on a leash, AT ALL TIMES, when in the common areas. We continue to receive complaints involving dogs with aggressive behavior that can potentially threaten the safety of our residents, as well as other pets while in the common area, so we would like to remind ALL PET OWNERS of the following:
Dog bite laws in California: When you own a pet, you take responsibility for its actions. In the state of California, dog bite laws are defined under Civil Code section 3342 – a law that helps to legally protect the public in the event a dog bites or dog attack is sustained. The statue says that if a dog attacks a person, it is the responsibility of the dog owner.
In other words, it’s up to the dog owner to take full responsibility for his or her pet. If an accident does occur, then the dog owner is generally held responsible. Please be a responsible pet owner, your neighbors will really appreciate it!
